Project Description
The Courtyard and Spring Hill Suites development is located at the southeast corner of the intersection of West 41st Street and Interstate 29 in Sioux Falls, South Dakota. The project began with the demolition of an existing hotel to make way for the two new structures and expanded site. A considerable amount of fill was brought onto the site to ensure the finish floor elevation of each structure was located well above the high water elevation as the area has been prone to flooding in the past.

Stockwell Engineers, Inc. provided design services for site grading, utility layout and design, erosion control layout and design of interim and permanent sediment control facilities. Stockwell Engineers also complete the ALTA and topographic surveys and provided construction staking services for the development.

The west property line of the hotels site is located adjacent to Interstate 29 right-of-way. Stockwell Engineers worked closely with the South Dakota Department of Transportation to acquire the necessary permits to complete the project. Another challenge faced during the design of this project was the existing duel natural gas lines that crossed the entire length of the site. The team of designers worked together to develop a creative site layout that avoided the lines while maintaining a usable site that included the numerous desired amenities and required facilities for an upscale development of this size on a relatively small site. The team was able to develop a plan to build around the gas lines and found a way to construct the site without relocating or adjusting the existing lines. Stockwell Engineers worked closely with Magellan Pipeline officials to develop an encroachment agreement that satisfied all parties involved.
